Rezown checks over 270,000+ commercial properties against the Class MA rules, runs the conversion numbers, and tells you who owns the building. We are finishing the build now. Leave your details and you will hear from us the day it opens.
Sourcing a conversion usually means trawling listings that have already been picked over, cross-checking planning designations one borough at a time, then trying to work out who actually owns the freehold. Most of that work ends in a dead end. You discover the building sits under an Article 4 direction, or that the floorplate is too deep to get daylight into the middle of it, after you have already spent a fortnight on it.
Rezown does the eliminating first, so your time goes on the few buildings that survive it.
What Rezown does for you
Every property carries a Class MA verdict with the reason attached: eligible, excluded because it is listed, or worth checking because an Article 4 direction covers the area. Scheduled monuments, SSSIs, world heritage sites and national parks screen out automatically. You stop losing weeks to buildings that were never convertible.
Rezown builds an indicative appraisal on every property: how many flats it would yield, what the build would cost, what those flats sell for locally from real Land Registry sales, and what that leaves for the land. Change any assumption and the residual moves with it.
The registered proprietor, the company behind it, and that company's directors. You can approach the decision-maker directly rather than waiting for the building to reach the open market with five other buyers looking at it.
Flood zone. The 18 metre building-safety threshold. How deep the floorplate is, and whether daylight can reach the middle of it. Road and rail noise, historic landfill nearby, the pub two doors down. These are the matters a prior approval turns on, and they are far cheaper to find on day one than at week ten.
Inside the product
Results are ranked, mapped and flagged. Green pins have nothing against them, amber have one constraint to check, red have several. The panel opens the full analysis on whichever building you pick.

Most sourcing tools hand you a list and leave the judgement to you. We would rather show you the negative number. When the residual land value on a building comes out below zero, that is the most useful thing Rezown can tell you all day, and it takes one search. Killing bad deals early is half the point of the thing.

Rezown is a research tool. The figures are indicative and locations are approximate to postcode level, so it will narrow your list and sharpen your questions without replacing a planning consultant, a measured survey or your solicitor. Every source and refresh date is shown in the product so you can check the working.
Coverage today is London, Manchester, Birmingham and the Surrey, Berkshire and north Hampshire corridor. The rest of England and Wales follows.
The Valuation Office Agency rating list, HM Land Registry ownership data, Companies House, planning.data.gov.uk constraint layers, Environment Agency flood mapping and Ordnance Survey building heights. No scraped listings and no resold third-party database.
We are opening to a small number of users to begin with. Leave your details and we will let you know the day it goes live.
