By using Rezown, you agree to these terms. If you do not agree, please do not use the platform. Rezown is operated by AIAIO Ltd, a company incorporated in England and Wales.
Service description
Rezown is a property intelligence tool that aggregates publicly available data to help property developers and investors identify commercial properties with potential for conversion or acquisition. It is intended as a research aid only.
Permitted use
- You may use Rezown for your own legitimate property research and investment activities.
- You may not use Rezown to conduct unsolicited bulk direct marketing to property owners.
- You may not scrape, copy, or redistribute data obtained from Rezown without written permission from AIAIO Ltd.
- You may not extract, re-use, or redistribute any Ordnance Survey data, or any data derived from Ordnance Survey data (including building height indicators), other than as displayed to you within the Rezown interface for your own internal research. Onward supply of this data to any third party is prohibited.
- You may not use Rezown in any way that violates applicable law, including data protection law.
Data accuracy disclaimer
All data displayed on Rezown is indicative and not definitive. Property locations are derived from postcode geocoding and are approximate. Ownership data reflects corporate land registry records which may be out of date. Planning constraint data reflects publicly available planning datasets which may be incomplete.
Rezown data should not be relied upon as legal, professional, or financial advice. You should independently verify all information before making investment decisions.
Accounts
You are responsible for maintaining the security of your account credentials. You must not share your account with others. We reserve the right to suspend or terminate accounts that violate these terms.
Limitation of liability
To the fullest extent permitted by law, AIAIO Ltd is not liable for any loss or damage arising from your use of Rezown or reliance on the data it contains, including but not limited to any investment decisions made on the basis of information obtained through the platform.
Intellectual property
The Rezown software, user interface, and proprietary data enrichment and scoring methodologies are the intellectual property of AIAIO Ltd. The underlying property data is sourced from public datasets under their respective licences (see the attribution section below).
Third-party data and attribution
Rezown incorporates data from third-party public sources. This data remains the property of its respective owners and is used under the licences listed below. Where data is shown to you within Rezown, the following attributions apply:

You may not extract or re-use this data, or any data derived from it, except as displayed within Rezown for your own internal research, and you may not supply it onward to any third party.
Governing law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Changes to these terms
We may update these terms from time to time. We will notify registered users of material changes. Continued use of Rezown after changes are published constitutes acceptance of the revised terms.
